Development Summary

The fit out of the Haematology Laboratory was completed by Bennett Construction Ltd. in 2004. (Bennett were also the main contractors on the original Headquarters which was completed in 1999)

The 1,000 sq.m laboratory fit out (Class 10,000 cleanroom) was located on the first floor of the building. No access was allowed through the building as the facility remained fully operational throughout the fit out period. The only access was through an opening created in the side wall of the building adjacent to the rail tracks. The pre-construction planning involved extensive planning and liaison with the Railway Procurement Agency, the local authority and the hospital authorities (the building is located in the largest hospital campus in Dublin and construction traffic had to share access with emergency vehicles).

The work zone had to be isolated from the main building through negative pressurisation of the work space to ensure that no contamination could take place to the rest of the clean-room spaces underneath or adjacent to the Haematology Laboratory. In addition to maintaining cleanliness and clean-room protocol at all times it was necessary to set up a strict noise and vibration control regime with extensive monitoring throughout the construction period and intense pre-construction planning of method statements and construction techniques. This was necessary because the instrumentation in these spaces was extremely sensitive to vibration and any disruption could have threatened the blood supply for the country.

The new air handling units and amendments to plant and equipment at the roof level plantroom also had to be extremely carefully planned in order to ensure no systems failures could take place which could threaten the normal business activities on the building which remained in use 24/7 throughout the contract period.

The Haematology Laboratory was fully validated upon completion of commissioning works. The project was completed 2 weeks ahead of programme and with no disruption to the activities of the building users.
