Development Summary

The project involved the refurbishment of the former Department of Justice Building on St. Stephen’s Green, together with the addition of an additional floor and the extension of existing floors out to the East and West of the building. This effectively increased the lettable area of the building by 50%. This complicated project required close liaison with the occupiers of neighbouring buildings, who include the Department of Foreign Affairs, Department of Justice, the Office of Public Works, the Loreto Convent and other business interests.

It was also logistically challenging in that deliveries could only be made from one point in the congested St. Stephen’s Green area, so that all deliveries needed to be carefully coordinated with all the sub-contractors involved and agreements made with Dublin City Council and Gardai traffic control when necessary. Bennett initiated fortnightly meetings to keep neighbours informed of progress and answer any concerns they may have had.

The removal of soft fittings from within the building and the existing precast cladding panels from the exterior was followed by demolition of the structure to the South East corner, construction of a new concrete frame and final cladding by glazed curtain walling.
