The works included the strip out of the existing furniture and fittings and the remodelling of the existing interior.  The demolitions included the removal of existing concrete lift shaft, concrete stairwells, internal partitioning walls, ceiling finishes, floor finishes and the removal of concrete floors within the adjoining ‘Drum’ building to the rear of the Hostel. 

The opening of the roof to form new light wells and roof lights required considerable internal temporary propping and the introduction of structural steel members in advance of the reroofing of the building. 

The new insitu concrete floors within the ‘Drum’ required structural steels to be installed with the use of an internal crane fitting the steel and decking up to 15m in height before concrete pumping of the floors.

New ensuite bathrooms with shower/ bath facilities were provided.  The existing catering facilities and cold rooms were removed and a new commercial kitchen with associated services was installed.

New windows were installed in the ‘Drum’ building and all the existing windows in the Hostel were fitted with new gaskets and the window altered as required to bring them up to current building regulation standards.  

The upgrading/ replacement of the M&E services throughout was included in the scope of the works.  Internal finishing with carpets, tiling, timber, wall graphics etc all formed part of our scope.  

The building is faces on the Smithfield Plaze– a cobble locked pedestrian zone with restrictions on vehicular access and delivery sizes restricted accordingly. 

The popular tourist attraction of the Jameson Distillery building is adjacent, remained live during our works.   The distillery is reflected in the bespoke light fittings in the ground floor bar area.
