Penneys Mary Street

This Design and Build project involved works to the main Penneys (Primark) Head Office/ Retail Store, Mary Street, Dublin 1. The existing retail store was bounded on the South by Mary Street (Pedestrian), the North by Parnell Street, the West by Jervis Street (one way) and the East by Chapel Lane.

It involved the phased restorations, remodelling, refurbishment and extension of the existing retail trading store up to ‘flag ship’ standards.  The GFA of the existing store is circa 17,500 m2 (including 2nd and 3rd floors) with current works area in the order of 13600 m2.  For BCL, this project follows the successful completion of a 17000 m2 warehouse for Primark.

The scope of the works included the demolition of a number of existing stairwells and lift shaft within the building and the installation of new realigned stairs in place of the old.

The demolitions included the removal of structural walls at basement, ground floor and above with all associated temporary works and final propping solutions.  The infilling of escalator openings in two locations and the insertion of a new escalator bank and three new scenic lifts between basement and 1st floor formed part of the scope.

The alterations works required to accommodate the above included works to the back of house areas and the strip out and refit of the existing 1st floor ’Bee Line’ area from a stock room into a trading floor and the re roofing of this part of the store.

Part of the existing store is a listed building with many features protected.  As part of the refurbishment works, internal plaster moulds and cornices were repaired to match the existing.  Copper repairs were carried out to the dome and the turrets.

All timber casement and sash windows were refurbished.  The existing stone basement tunnel running along Mary Street and Jervis Street was cleaned down and waterproofed during the works with the installation of under slab drainage to control seepage.

Two new goods lifts were installed from basement to 3rd floor.  The pits associated with all the lifts and escalators required internal mini piling, ground stabilisation by injection grouting and the dewatering of the formation soil which has a constant controlled water table level at 600mm below the current slab.
During the fit out of the trading store, the existing finishes and all services were stripped out and the areas refitted to Primark Flagship standards.

These works also included the upgrading and alterations of services in the store areas and the addition of new AHU’s with relocation of the existing AHU’s to the roof area.  The works were carried out on a phased basis to ensure that the store continued to trade during the works.

We are experienced in the delivery of restoration and refurbishment projects in City Centre locations where logistical challenges for the delivery of materials and removal of waste are to the fore.

Close liaison has taken place with DCC Traffic and adjoining owners in our pre planning stage to agree strategies.
