Bennett Construction have started working on the refurbishment of 1970's apartment block at Charles Allen House, Amwell Street, Grainger Plc.

Development Summary

The project comprises the full refurbishment of the apartments including the staircore and common area and also a 6 storey extension at the rear to increase the building area.

The façade will be given a facelift by completely repointing the brickwork, installing new composite windows, installing feature bronze cladding along with new balconies and a new roof to complete the upgrade.

The works must be carried out while some of the residents remain in occupation. Therefore all services to these apartments have to remain live during the works and include upgrading services links to the regulated tenants’ apartments.

A key factor in the success of this project is the communications strategy established from the outset by Bennett Construction Ltd. The tenants are kept informed of progress and planned works through monthly meetings, weekly newsletters and routine checks on a daily basis for noise dust and building services issues.

The apartment fit out has a high specification including high-end bespoke kitchens, modern bathroom fitout with porcelain tiling throughout, new balconies, timber flooring, open plan kitchens and maintaining the existing ceiling heights where possible. The external works include a new security access gate which is linked back to access strategy to maintain Secure by Design requirements. The construction of new planters and resurfacing of the car park completes the works.  The programme of works is 32 weeks and is due for completion in summer 2012.
