Bennett Construction have recently started on site with a new 130 bed hotel for Park Inn (part of the Rezidor Group) at the Royal Arsenal site in Woolwich. This forms part of the regeneration scheme being carried out by Berkeley Homes as part of their Royal Arsenal regeneration programme.
The hotel is being developed on a brownfield site on Beresford St. just minutes from the Woolwich ferry terminus. There are a number of interesting challenges associated with the project that Bennett Construction are in the process of resolving in order to deliver this project.
Programme
Work started on site in early May and completion is planned for Spring 2013. The very tight timescale for the project will be achieved through the use of off site fabrication of the hotel rooms and bathrooms. 120 of the 130 rooms will arrive on site fully fitted out and will be lifted into position in September 2012 over a 2 week period. This innovative method of delivery will ensure that programme constraints can be met and that quality control will be of the highest standard.
Crossrail
The site is directly over the new Crossrail tunnel linking East and West London. As a result of this a traditional piled foundation solution was ruled out and instead the site is being vibro-compacted with stone columns which will then support a raft foundation to spread the building loads sufficiently to negate any possible impact on the tunnel below.
Traffic
The management of traffic is being very carefully planned around the Olympics and Paralympics of summer 2012. The site lies just a few hundred metres from the proposed shooting events venue for the Olympics at the Royal Artillery Barracks and as a result there will be severe traffic restrictions in place throughout the games period. This is being co-ordinated very closely with Transport for London and the London Borough of Greenwich.

Bennett Construction Ltd have successfully handed over the new Cardiac Angiography Unit for Bon Secours Hospital in Glasnevin, Dublin.
Bennett Construction have handed over the 96 bed Travelodge Hotel with ground floor retail space and an underground car park at 214-218 Cricklewood Broadway. The project was completed on time and within budget.
Bennett Construction recently handed over the 16,000m2 warehouse facility to Penneys in Naas, Co Kildare. The warehouse facility was completed within a 22 week period.
Bennett Construction recently completed the conversion of Chief O'Neils hotel in Smithfield into a 500 bed Hostel for Generator Hostels, the leading hostel chain in Europe.
Generator Hostels aim to capitalise on the backpacker market in Ireland and has other hostel facilities in London and Berlin, with a total of 1,750 beds and is developing more.

Bennett (Construction) Ltd have secured a place on the A2 Dominion Main Contractor Framework Agreement for the London Region. In the next four years the framework targets to provide approximately 1000 - 1200 newhomes per year.
Bennett have successfully secured a place on Lot MC3, which predominately includes new build contracts with a value of more than £10 Million each.
